If your home has been on the market for three weeks or more and the showing activity has slowed — or never really started — this post is for you.
Mid-summer is the moment when listings reveal themselves. The homes that were priced correctly are either under contract or generating steady interest. The ones that weren't are sitting, accruing days on market, and quietly losing leverage.
Here's how to read the signals.

WHAT GOOD LOOKS LIKE IN THE FIRST TWO WEEKS

A correctly priced home in the Southern NH summer market generates 5-10+ showings in the first two weeks. It receives at least one offer in that window, often more. The final price reflects strong buyer confidence in the number.
If that didn't happen, the question isn't the market. The question is the price.

THE SIGNALS YOUR LISTING IS SENDING RIGHT NOW

Lots of online views, few showings: Buyers are curious but the price doesn't justify touring. This is a pricing problem.
Showings but no offers: Buyers are interested enough to come look but not enough to write. This is often a pricing problem combined with a condition or presentation issue.
No showings at all: The price is removing you from consideration before buyers even get to the photos.
Few showings, one offer significantly below asking: The market is telling you where it thinks the home belongs.

WHAT A PRICE REDUCTION ACTUALLY DOES

A price reduction is visible to every buyer and buyer's agent who has been tracking your listing. It signals one of two things: either the seller has become realistic, or something is wrong with the home.
The best reductions are meaningful — enough to move the listing into a new price bracket and attract a fresh set of buyers — not cosmetic trims designed to look like action without actually creating it. A $625,000 listing dropping to $619,000 rarely changes the dynamic. A drop to $599,000 can.
The worst reductions come too late, after the market has fully moved on. At that point, you're competing with newer, fresher listings, and the days-on-market number is working against you.

WHAT TO DO RIGHT NOW

Pull the comparable sales from the last 60 days in your area. Look at what's gone under contract recently, not what listed. The active listings you're competing with aren't the relevant comparison — the homes that actually sold are.
If your price is above where those homes are landing, you have your answer. The question is whether to adjust now — while there's still good summer buyer energy — or hold and lose another few weeks.
