When most people think about pricing a home, they think about what the agent recommends. What they don't usually think about is what happens three weeks after the listing goes under contract, when the buyer's lender sends an appraiser to the property.


If the appraiser comes in below the agreed sale price, the deal is in trouble. The buyer may not be able to get their loan. The seller has to renegotiate. A deal that felt done suddenly isn't.

HOW MOST AGENTS PRICE A LISTING

The standard CMA (Comparative Market Analysis) pulls recent sales, notes the price per square foot, makes some general comparisons, and arrives at a recommended list price range. It's a useful starting point. It's also missing the layer of analysis that a lender's appraiser will apply when the deal is already under contract.


A standard CMA doesn't quantify the adjustment for a second bathroom versus one. It doesn't apply a specific dollar value to a finished basement, a garage bay, or a view. It doesn't rate the home's condition on the formal C1-C6 appraisal scale. These are the details that live inside a real appraisal — and they're the details that determine whether the number holds at underwriting.

WHAT APPRAISAL TRAINING ADDS TO THE PROCESS

When we price a listing, we run the adjustments that a lender's appraiser will run. We look at the comparable sales not just for their price, but for what makes them comparable — and how your home differs from each one in ways that affect value.


We rate the condition of your home the way an appraiser will: on a defined scale where a C3 versus a C4 rating can mean a meaningful difference in the appraised value, and where targeted pre-listing work can move you up that scale.


We flag functional issues before they become surprises at the appraisal: the floor plan that doesn't flow well, the bathroom that requires walking through a bedroom, the finished space that lacks proper egress. These items don't disappear at closing — an appraiser will note them. We note them first and factor them into our pricing recommendation.

The most fragile moment in any real estate transaction is the appraisal. If the sale price and the appraised value diverge significantly, sellers face a choice: reduce the price, ask the buyer to cover the gap in cash, or watch the deal fall apart.


A price that was built with appraisal methodology in mind is far less likely to create that problem. We're not guaranteeing what an independent appraiser will conclude — that's not something any agent can do. But we're making sure the number we recommend is defensible at that stage of the transaction, not just attractive at the listing stage.


That's the difference between pricing for the market and pricing for the deal.
