A well-structured private showing with a pre-qualified buyer on July 5th will do more work than a sparsely attended open house where the agent is answering questions about the town while half the visitors are just enjoying the air conditioning.


Open houses serve two functions: generating foot traffic and creating a sense of competitive energy. On a holiday weekend, the foot traffic piece is limited. If you can still create that competitive energy through private showings and strong marketing, that may be the better play.

For listings that launched before the holiday: we typically keep private showings available through the weekend and evaluate whether an open house adds value based on how much traffic the listing has already seen. A home with strong showing activity doesn't need an open house to prove demand. A home that's been quiet might benefit from one.


For listings launching fresh into a holiday weekend: we prefer to hold and launch strong the week after, when the full pool of buyers is back, refreshed, and paying attention. A new listing gets one shot at being new. Wasting that window on a holiday weekend when buyers are distracted is a real cost.
